Two Charged In Bergen County, NJ Fraud Scheme

Duo Charged With Over $500,000 Bergenfield Real Estate Fraud Scheme

BERGENFIELD, NJ.- Earlier this month, following a year-long financial crimes investigation, a 47-year-old Monsey, New York, man and a 47-year-old Teaneck, New Jersey, woman were taken into custody and charged in connection with a real estate deed fraud scheme which resulted in the theft of over $500,000.

     According to Bergen County Prosecutor Mark Musella, in January 2025, the Bergen County Prosecutor’s Office contacted Detectives of the Bergen County Prosecutor’s Office Financial Crimes Unit regarding the alleged illegal transfer of a property deed in Bergenfield, New Jersey.

     During a year-long investigation, Detectives determined that David M. Greenspan, 47, of Monsey, New York, forged a signature on a real estate property deed, had it notarized, and then submitted it to the Borough of Bergenfield, New Jersey. Greenspan then took ownership of the property valued at $306,000 and then applied for and obtained loans against the property in the amount of $323,000, amassing a total of $629,000 in fraudulent assets.

     Additionally, Detectives uncovered that Dahima K. Adair, 47, of Teaneck, New Jersey, as a licensed public notary, notarized a deed contract affirming the presence of a signer on the document without their knowledge or legal authorization. The document was submitted to the County of Bergen, which was used to transfer the ownership of the real estate from a deceased individual.

     Adair further failed to follow public notary laws and identification procedures, which directly allowed the unlawful transfer of ownership of the real estate to another individual.

     Accordingly, on Tuesday, January 13, 2026, Greenspan was taken into custody and formally charged with second-degree Theft by Deception; second-degree Identity Theft; third-degree Forgery; third-degree Forgery by Uttering; third-degree Tampering with Public Records; and fourth-degree Falsifying and Tampering with Public Records. On Wednesday, January 14, 2026, Greenspan made his initial appearance in Bergen County Superior Court and was released on monitoring conditions pending future court proceedings.

     Additionally, on Thursday, January 15, 2026, Adair was taken into custody and formally charged with fourth-degree False Swearing. She was processed on the charge and released pending her first appearance, which has been scheduled for Thursday, January 29, 2026, in Bergen County Superior Court in Hackensack, New Jersey.
